Exclusive Homes LLC produces property media for owners, villa managers, developers, architects, builders, and real estate professionals across St. Thomas, St. John, and St. Croix. Every shoot is planned around island light and weather so the finished images are accurate, consistent, and worth looking at.

What we produce.

Photography and video can be booked separately or together. Combined shoots are scheduled on the same day whenever the light and weather allow.

  1. Property photography

    Complete, consistent photo sets that show a home the way it feels in person. We plan each shoot around the orientation of the property, so rooms are photographed in their best light and views are captured when the water is at its clearest color. A set covers interiors, exteriors, and the details that give a place its character, ordered so it reads as a walkthrough.

  2. Cinematic property videos

    Short films that move through a property at a considered pace: the arrival, the main rooms, the outdoor spaces, and the setting. Built for websites, presentations, and social platforms, with versions cut for each. Footage is stabilized and color graded for a consistent, natural look, and we can take in the surrounding neighborhood where it helps tell the story.

Before the shoot

Preparing a property.

A little preparation makes a noticeable difference. We send a checklist when a shoot is booked and walk the property with you on arrival, so nothing is left to sort out once the light is right.

Passing showers and shifting trade winds are part of island weather. We watch the forecast in the days before a shoot and move exterior work to a clearer window when needed.

Include the island and neighborhood, the approximate size of the property, and whether you need photography, video, or both. We will reply with availability and the next steps.
